Water heater repair in Loveland

We fix gas, propane and electric tanks and tankless units in Loveland, and we tell you straight when the tank itself has failed. Typical repairs: thermocouples and gas control valves, igniters and flame sensors on power vent models, elements and thermostats on electric tanks, and dripping T&P valves, drain valves and fittings.

Two local details shape the diagnosis. A rumbling tank still means sediment to flush, but don’t blame hard water: Loveland’s is soft. And because the City’s permit form says existing cellular core exhaust on a direct-vent appliance must be replaced, new exhaust pipe belongs in the repair-or-replace math for those heaters.

Our water heater repair in Loveland page has the full symptom table, and gas water heater repair in Loveland covers pilots, burners and venting. Water on the floor? Leaking tanks are scheduled first; see emergency water heater repair in Loveland for the shutoff steps.

Water heater installation and replacement in Loveland

Every water heater replacement in Loveland needs a City permit and inspection. We use the Residential Plumbing Fast Track Permit Application and its “Water Heater Upgrade” type, which asks for the existing and new Btu input; a Water Heater/Boiler/Furnace Exhaust Test Certification accompanies the inspection.

Permit fee and homeowner affidavit

There is no flat water heater fee: Loveland’s 2026 schedule bases building permit fees on current ICC fees, and your quote lists the permit separately. The Fast Track form must be signed by a City of Loveland license holder. Homeowners may do their own work in their primary residence with a homeowner affidavit, and Colorado’s State Plumbing Board adds two conditions: the owner does the work personally, and the home is not for sale, resale, a flip or a rental. Building Division: 970-962-2505.

2024 codes from July 1, 2026

City Council adopted the 2024 ICC codes on June 2, 2026, effective July 1. For gas water heaters, that brought:

  • Exhaust certification for all plastic venting on gas-fired appliances
  • Testing of all gas-fired appliances with plastic venting, alongside Colorado’s 5 psi air test on new plastic exhaust pipe
  • A submittal when a gas-fired appliance’s Btu load increases

CO alarms on fuel-fired replacements

Loveland’s application quotes Colorado law: a permitted fuel-fired appliance replacement in a single-family home with fuel-fired appliances or an attached garage requires an operational CO alarm within 15 feet of each sleeping room entrance. Plumbing and mechanical work doesn’t trigger a smoke alarm upgrade (IRC R314.2.2), the form adds. We check your alarms during the job.

When a Loveland water heater is due

U.S. Census Bureau figures (ACS 2020-2024 5-year) count 35,143 housing units in Loveland, 34.1% built before 1980 and 18.1% in 2010 or later. DOE puts most storage tanks at 10 to 15 years, while tankless units can pass 20, so a house from the median year, 1993, is probably on its second or third tank, and an early-2010s house with its original tank is already inside DOE’s range. Compare options on water heater replacement in Loveland, and see what a code-compliant water heater installation includes for the full code list.

Switching to a tankless water heater in Loveland

At 4,986 feet, Rinnai’s tables put a gas tankless unit in its 2,001-5,200 ft band, in which one 199,000 Btu/h natural gas model loses roughly 15% of its input, down to 170,000 Btu/h. We size from the derated figure. Navien’s NPE-2 natural gas units would not need a high-altitude kit until 5,400 feet.

If a conversion raises the gas load, the City needs a submittal, and a condensing unit’s plastic exhaust falls under Loveland’s certification and testing rules. Scale is a smaller worry, since 24 mg/L is far below Rinnai’s 200 mg/L hardness limit, but the manual’s flushing schedule still applies. Sizing and venting details are on tankless water heater installation in Loveland.

Is Loveland water hard?

No. City of Loveland Utilities’ 2025 Drinking Water Quality Report puts total hardness at 24 mg/L, the yearly average of its monthly analyses. Divided by 17.1, the conversion the report itself gives, that is about 1.4 grains per gallon, and the utility’s water quality FAQ says customers don’t need a water softener.

It comes from the Big Thompson River and Green Ridge Glade Reservoir, including Colorado River water from the Colorado-Big Thompson and Windy Gap projects. You may read that Loveland water is hard, even 10 to 17 grains per gallon; that range equals 171 to 291 mg/L, seven to twelve times the City’s measured average. A tank still collects some sediment, and A.O. Smith says softened water wears the anode rod faster, one more reason to skip a softener the utility says you don’t need.

Loveland electricity, gas and water heater rebates

City of Loveland Utilities also sells electricity, bought wholesale from Platte River Power Authority, so Loveland customers can claim Efficiency Works heat pump water heater rebates. The program’s January 2026 sheets list up to $600 when an ENERGY STAR heat pump unit replaces an electric or propane water heater and $400 when it replaces a gas one; apply within 45 days of purchase or installation. For 2026 installs, Colorado’s heat pump tax credit adds a discount of at least $83 on the invoice through a registered installer. Confirm current amounts with the utility, and see heat pump water heaters in Loveland.

For natural gas, Colorado’s state utility map places Loveland in Xcel Energy’s territory; your gas bill confirms the supplier.

What happens after you call

  1. Tell us what’s going on. Call (970) 305-5633 with the fuel, the heater’s age and location and what it’s doing. Leaking tanks go to the front of the schedule.
  2. On-site check. A licensed plumber, covered by liability insurance, tests the heater, vent, supply and relief valve, and checks the exhaust pipe material and your CO alarms.
  3. Written options. Repair or replacement, itemized before work starts: heater make, model, size, first-hour rating and UEF, labor, the City permit, exhaust test, venting changes, altitude setup and haul-away.
  4. Permit and inspection. For a replacement, we submit the Fast Track application, do the work and provide the exhaust test certification at inspection; an adult homeowner or our representative must attend in an occupied home (state Board policy).

Loveland water heater FAQ

Do I need a water softener for my water heater in Loveland?

No. City of Loveland Utilities’ water quality FAQ says customers don’t need one, and its 2025 average hardness was 24 mg/L, about 1.4 grains per gallon. A.O. Smith adds that softened water wears a tank’s anode rod faster.

How much is a water heater permit in Loveland?

There is no flat fee; Loveland’s 2026 fee schedule bases building permit fees on current ICC fees. Your written quote shows the permit separately.

What is Loveland’s exhaust test certification?

The City’s Water Heater/Boiler/Furnace Exhaust Test Certification, submitted with the inspection. Since July 1, 2026, Loveland requires exhaust certification and testing for gas-fired appliances with plastic venting.

Do I need a carbon monoxide alarm when I replace a gas water heater in Loveland?

Yes, in a single-family home. The City’s permit application quotes Colorado law requiring a working CO alarm within 15 feet of each sleeping room entrance after a permitted fuel-fired appliance replacement.

Can I replace my own water heater in Loveland?

Yes, in your primary residence, with a homeowner affidavit, a permit and an inspection, if you do the work yourself and the home is not for sale, resale, a flip or a rental. Rentals, multifamily and non-residential buildings need a City of Loveland license holder.

What if my water heater vent is cellular core pipe?

Loveland doesn’t allow cellular core on the exhaust side of direct-vent appliances, and its permit form says existing cellular core must be replaced, so new exhaust pipe goes on your replacement quote.
